We are in the process of buying a house but an expired lease needs to be removed from the register. We understand this has been requested by the seller's solicitors but time is of the essence. Can this removal from the register be urgently processed / expedited?

Any update would be greatly appreciated!

Received 2nd May and partially processed on 7th. We need more from the conveyancer and they were contacted on the 7th. They have yet to respond

Quick question from me, how would I know if the lease has been successfully removed from the land registry? Would it simply not show when I search for the land and property information associated with the address via https://search-property-information.service.gov.uk/search/ (i.e., it would show freehold only and not freehold and leasehold)?

Thanks!

That's one way of checking and confirming but expensive if it's not been removed
As you are buying you should rely on your conveyancer/sellers to keep you informed. The seller's conveyancer would receive notification from us once completed

Thanks so much! What do you mean "expensive if it's not been removed".

I assume as of now, it still has not been removed from the register and you are awaiting further input from the conveyancer? I will chase them tomorrow if so.

We understand that the seller solicitor has responded to the further information required - would the removal from the register be able to happen / processed asap to ensure no further delay to the transaction? SGL161137

Thanks so much! :)

Expensive as in the number of times you would download a copy of the register to find it hadn't been removed yet
SGL161137 has been closed now and the lease determined this morning.
The freehold title SGL174840 no longer refers to the lease so you should be able to proceed
