Hi,

My employer has a property in London, and she settled all mortgage balance, and she requested me to get the title deed. I paid £7 to get all the title register details with the title number SGL328834, but the Land Registry still shows the Harland (Pc) Limited as the registered owner. Could you please confirm how can I get the title deed under her name?

Hi Jocel - I assume she owns one of the leasehold titles. Which one and is it not listed in the C Charges Register for the freehold?

Hi Adam,

To be honest I don't know what the difference is of leasehold and freehold, but she owns it, she pays all expenses such as district heating and cooling charges, Council Tax, Ground rent, Service charges, Water & Electricity etc. 

How can we get the title deed?

Jocel Ann - understood but which one is her property please? It's not the freehold so presumably is one of the flats/apartments?

She owned the Apartment 2 Camellia House, 338 Queenstown Road, London, SW11 8EW

Hi again - the leasehold title for that apartment is TGL495357. Search online using that title number and not the address

I am Madam's secretary, and she has asked me to obtain the official title deed for her property. I would appreciate any guidance you can provide on this matter.

Hi Jocel Ann - no apologies necessary.
The register you have now download confirms the legal ownership in the B Proprietorship Register. I assume one of those named is your employer.
Your original post referred to her as having paid off the mortgage. There is no mortgage shown on the register as a result. That was removed ibn December 2024 when HSBC applied to remove it.
The register is confirmation of the registered information for Madam's property. The title is held by us electronically so there is no 'title deed' for her to hold. If a buyer/lender wished to check and confirm the ownership then they would do as you have done and obtain a current copy direct from us.
The information you now have matches what she has asked you to obtain and hopefully my explanation will help you to clarify that for her

Hi Adam,

I have another question. The document I obtained from HM Land Registry includes this note:

"This is not an official copy. It does not take into account if there’s a pending application with HM Land Registry. If you need to prove property ownership, for example, for a court case, you’ll need to order an official copy of the register."

I’m sure Madam will ask about this. Could you clarify whether we need to request an official copy, and if so, how to proceed?

Additionally, we noticed that the registered email address is outdated. How can we update the details to reflect her current contact information?

Appreciate your guidance on this.

Hi Jocel Ann - you can apply by post for an official copy but you don't 'need' one. You generally only need an official copy if for example you are going to court and need official evidence
