I am in the process of buying a house, Title number WT291499 & WT418588

The seller bought the freehold through Persimmon Homes Ltd on 30th August 2024.

He was told that it could take 6 months to show that this property is now registered as Freehold with the Land Registry.

My solicitor is awaiting for the Registration of the Freehold Title to be processed in order for me to proceed with exchange & completion.

I cannot complete my house purchase without obtaining the Freehold Copies.

Please can you advise if this application has now been processed & the revised Freehold Office copies are available since the application was submitted in August 2024.

My solicitor says the deeds still show the property as leasehold.

If the original application has not been processed, would it be possible & I would greatly appreciate if this application could be expedited as there is a linked sale that needs to complete as soon as possible and I will suffer great financial loss if this cannot complete & falls through, this is the last piece of paperwork needed.

Please can you advise me as soon as possible, if this application for Freehold reversion has now been processed. Any information would be greatly received

Thank you

Kind regards

Philip

Philip - the application was submitted in September and is still waiting to be processed. 6 months was wide of the mark re an estimated timescale as there are a number of similar and prior applications pending against the same Persimmon title WT291499
No request to expedite has been submitted but I'll flag with colleagues and ask them to do that based on your own submission here. Normally you/the conveyancer should request it through a specific channel - Request an expedite - GOV.UK
Expedition gets the case to the processing start line sooner but everything then hinges on it being in order. I would suggest posting again in a week's time for an update

Thank you so much for your help in this matter, I am astonished that neither solicitor has been able to tell me this information. Do I need to still ask my solicitor or the sellers solicitor to complete the Request to expedite form? As an estimate how long will this take from now if everything is in order. It's imperative for me to complete before the end of March.
I greatly appreciate your help as no one was giving me any information. Thank you again.

Phil - it's been made an expedite as a result of your post/my flag. Normally I'd ask you/the conveyancer to request expedition as linked but in circs and in light of your comments re info provided to date it felt more expedient for me to flag it instead - it's now an expedite
As I posted expedition gets you to the start line re processing. Generally speaking that means it's considered in some way within 10 days (usually sooner). Everything then hinges on it being in order. Hence my suggestion that you post again end of next week for an update
As things stand today the end of March is well within target but until actual processing starts we simply can't be definitive hence the need to check in again for an update

Thank you so much Adam, I can't tell you how much I appreciate your help. I will post again & check end of next week as you suggest. It has been extremely stressful so I really do appreciate this help as the solicitors haven't been as proactive as they should have been considering the timeframe.
thank you

Adam I forgot to mention that I had  submitted this same  request for the Registration of the Freehold Title on the Gov.uk  contact form as I was desperate to find out some information. the ref is - 250214 4344469,  this was before I realised  that I could register and use this forum on which you have been so helpful,  I thought I'd let you know, in case that causes any issues. Thank you again.

Good Morning Phil - the casework team have issued a request (20th Feb) for more information from the conveyancer which is needed to enable matters to proceed/complete
You'll need to speak to the conveyancer to confirm and to clarify what has been requested.

Good evening Adam, I was just checking on any updates, my solicitor says all she is waiting for is the OCE from the Land Registry, I am desperate to exchange & complete before March 31st so was hoping the Vendor & his solicitors have completed and sent back what they needed to. Has there been any progress?
kind regards
Phil

Good Morning Phil - they replied to 3 of the points raised quickly on 21st Feb. But there are 3 other points where they are reliant on the developer so not a full response as yet

Good morning
I hope you are well, I am checking again in the vain hope that all paperwork & additional questions have been returned by both Halifax & Persimmon? The vendors solicitors assured the vendor that she had been chasing these outstanding items. Many thanks Phil
