I'm in the process of buying a property and we've hit a snag. The seller has a pending application with HM Land Registry to change the title deeds, and this is holding up our exchange of contracts.

Does anyone have any experience with this? How long does it typically take for HM Land Registry to process a title deed change application?

We're getting a bit anxious as we've already found our buyer and don't want to lose the chain. Any insights would be greatly appreciated!

Kurtis - although this is a public forum it's really only used by us, HMLR, to support individual posters. There's no 'community' insights or thread sharing of experiences as a result. So I wouldn't expect anyone to share their own experiences.
If there's a pending application to update the register and there's an urgency, then they need to request that it's expedited. Expedition generally gets the processing started but everything then hinges on the application being in order.
If you have the title number/postal address then happy to take a look to see what's happening?

Hi Kurtis - application submitted back in March and partially processed. Unfortunately it's not in order and we have been in correspondence with the conveyancer and our last contact was on 9th Dec. 
You'll need to confirm with them and clarify what's still outstanding

I will appreciate your help in understanding how we can expedite updating the title on our flat as we are looking to sell.
We increased the number of years on the lease which was completed almost 16months ago.

Redcine - the application has been partially processed but we are waiting for more from the conveyancer. Our last contact with them was on the 7th December.
You'll need to contact them to confirm and to clarify when they expect to respond in full

Hi Kurtis - the conveyancer has replied re that title application so that will be referred back to the casework to consider. If it's now all in order it will be processed asap and usually within a few days depending on available resources

Hi Chinedu - it's still with us and we are waiting for more from the conveyancer. Our last contact with them was on the 17th Dec and we are waiting for a full reply.
