I am going to be applying for a transfer deed as there is a  discrepancy on my title plan and 1.5m of my kitchen is currently sitting inside my neighbour's title plan.  My neighbour is very happy for me to sort this out and is not contesting the boundary at all.  I have been advised by my solicitor that I need a Land Registry compliant plan in order to apply for the transfer deed.  One surveyor has suggested that I will need to get a Land Registry compliant plan drawn up for both my property and the adjoinging property - as both title plans will be being amended in effect.  Other surveyors and solicitors have suggested I only need to get the one Land Registry compliant plan drawn up for my own property. I don't want to pay for two plans if only one is required, but I also don't want my application to be turned down if I don't supply the relevant documentation and in fact two plans are required.  Please can you clarify?

Catherine - if there's solely a transfer of part from neighbour to you then there's only one TP1 and one compliant plan.
