went to understand why the tittle registry for our property is still dwelling for over 2 years we are currently on a ridiculously high variable rate as we are unable to close on our Remortgage due to dwelling tittle registration.

Hello Folake - we have a lengthy backlog of some types of work so such a wait is not unusual at present
However if there's an urgency then the wait time can usually be reduced if expedition is requested - has it been?
If it has then what's the title number and what has the conveyancer advised to date?

Thanks for the response, has it has been expedited by our purchase conveyor. They have told us to wait for update.

Our Remortgage Conveyancer advice we continue to reach out to the Conveyancer that help with the house purchase to get our land registry completed, so they can finalise our Remortgage.

Hello - that title number is linked to an application to register the purchase of a Plot 3091 (new build) but not in your name. Is that the application you are referring to?
If it is then it's already been partially processed but we are waiting on the conveyancer to reply to our request for more information. We contacted them again on the 8th Dec.

Just received the below responses from the Conveyancer. 

Having look at these matter properly I note we registered your property in june 2022

I have called Land Registry to find out what application is pending. They claim its an application they have made as they included Land when originally registered that should have not been included.

Therefore we request that you Laise directly with Land Registry.

Folake - the pending application against your title is one we have to take out as there's an issue with the adjoining Plot 3091 that affects your already registered plot.
The details were revealed in a resent search result by Convey Law re your remortgage
So the original application to register your purchase was completed in June as your old conveyancer mentions
At the moment we can't complete the pending application until the conveyancer re Plot 3091 (Bretherton Law) responds to our requests for more information/confirmation re the plot 3091. We have written to them to advise that they need to respond by 4th January so hopefully they will reply shortly and the matter can be resolved
