Hi there, I'm seeking to gain knowledge on the average time scales for a restriction removal, via RX3 form, once the notice period has expired. Notice was issued on 14th September, and is due to expire on the 7th October. We are assuming there will be no appeal, and so we are wondering how soon we can expect the removal process to complete after this date? Are there any other parts to the process, or does it just happen after this, assuming no appeals?

Ella - in general terms matters are usually completed within 24/48 hours depending on available resource etc
But that all depends on everything being in order as you already appreciate

Super, thanks Adam. The title register is WT442439, we've been working with our sellers solicitor to get this removed since May, and we're just really keen to know if it's headed in the right direction after all this time, as we're now living in airbnbs after splitting the chain to protect our sale. We believe the most recent request was expedited, don't know is that means it will be even quicker? Thanks.

Hi again Adam, are you able to check in on the title register above and let us know what type of notice was given? We thought there was just 1 type, but our solicitor is telling us there are multiple, and the sellers solicitors aren't responding at the moment. Thanks!

Hi Ella - whilst there are many types of Notice this one would be a standard one asking them to consent/object as appropriate. They have until 7th October to do so.
If they don’t respond then the application should be completed shortly after that date has passed

Thank you very much for the update, much appreciated.

Given that the notice period has now expired, I don't suppose you could provide an update on the outcome and steps now going forward. As you mentioned previously, I assume (if this was clear of any objections) that it will now just be removed.

 Please can somebody assist me with this urgently. We have applied for removal of restriction through the solicitor for one of our debt we paid. Please can somebody help me urgently regarding removal of restriction timescale of its expedited by the solicitor. This is the title number MX278237. Please can you update if you have received the forms and dealing with this matter urgently. Please if it's not expedited can you raise it with your colleagues to expedite this application. We need this to happen as soon as possible because we have been waiting for exchange and completion of sale. Please if you can give me some update.

Rabiya - The application has been submitted to us on 29 November and is currently waiting to be looked.  Our current processing timescales for applications to remove restrictions can be found on our website on GOV.UK - HM Land Registry: processing times - GOV.UK

I cannot see any request to expedite the application.  If there is some urgency then the solicitors or the applicant can ask for it to be expedited.  Guidance on how to request expedite is on our website - Request an expedite - GOV.UK

Thank you for all your help.
We have asked the lenders solicitor to expedite the application and we have supplied the evidence for that. Please can you check if they have put the request to expedite the process. Our house sale is just stuck because of that.

Hi,

Sorry for asking again and again. We have asked the solicitor to expedite but she is taking long to do that and we want our house to be sold as as possible because our parents are old and they are not really feeling well.
Please can you check if the solicitor applied to expedite the process or not.

Dear Sir/Madam, I hope you are well. I am in a similar situation to previous individuals. My solicitor has applied for removal of the restriction on the title (SY774313). They have said that they expedited it and given the ref: E293JRT. It is urgent as it has delayed the exchange and completion of my sale which should have taken place last week.
