I landed on the uk in 2021 and then purchased a property in 2022. When my solicitor submitted my application to land registry, she said the mortgage is still showing on the title so my application was rejected. My solicitor reassured that the seller’s solicitor provided an undertaking to confirm they will deal with the repayment and ensured that the lender removes their interest in the property. I presumed my solicitor and firm needed to confirm the balance of repayment with the lenders before completion. Now it is year 2025, should I still wait or ask another solicitor to progress my land registry. I am wondering if I am still the owner of the property and I am worried about there will be some liability that I should bear with. Anyone shed some light for me please.

Yu Hin Oscar Tse - what you describe is fairly standard conveyancing although it shouldn't then take 3 years to resolve. When you buy a property then the purchase monies are used to pay off the seller's mortgage as appropriate and the conveyancers/lender involved ensure that happens and everything is then updated as appropriate
Has your solicitor provided you with the specifics re the title number/property address?

Hi Team,

Thanks for your quick response. I hope you are well. The title deed number is MS74533. I wondered if my purchase/ ownership is being protected whilst my registration is being progressed. Can you justify? My solicitor said they are investigating my case and would update me but it does not make sense to investigate it for three years. She said I have owned the property and got the key and I am not liable for any repayment even though it is on the deed. Is she correct?

Oscar - there is no pending application as the original one, submitted in April 2022 was cancelled in September the same year as the conveyancer didn't provide all of the requested information.
Since then they have sought to protect matters using OS1s (official searches with priority) which do that job to some extent.
Only your conveyancer will know what's now happening re resolving the issue(s) and submitting a fresh application to register. The same with any liabilities you refer to as they would not involve ourselves
