We have just been informed by our solicitor (on exchange day!) that there is an historic charge outstanding on the title deed.  We understand that this was paid in full and should have been discharged some 20 years ago, and that the sellers solicitor have been working on this for "several weeks". What we would like to know is whether there has been any progress your end, or indeed whether the case has been expedited.

Hi  ick - nothing to progress at our end as no application has as yet been submitted to remove the legal charge.
Most lenders do that electronically so there's no manual involvement and once submitted the register is updated automatically. That may be possible here but the ball is very much in the lender's court with regards what happens next re their application to remove the legal charge

We have received a e-mail notification that there has been an application by HSBC to amend the charge. Can you please take a look and advise whether this was an automated application (likely to be quick). If not, can you advise if the request has been expedited?

Nick - a quick one received yesterday at 10.27.19 and completed at 10.27.20. Register updated with charge removed
