Hello,<br> I discovered that my late mother’s house and her neighbour’s LR entries were wrong when we started the process of selling the house. There was no dispute between the two property owners, just the neighbours wanting it to be correct - quite rightly. The LR map was such we could not correctly draw the boundary.<br> <br> 1) we commissioned a professional measured survey and submitted a deed of variation- this was rejected as you stated you wanted a TP1 form.<br> 2) we submitted a TP1 application which was rejected, as you can’t match the application to your map - not surprised, as your map is too far out. You sent us a copy of the LR/OS map to use. We can’t- it’s wrong.<br> 3) As the problem is the OS map, I contacted them and asked them to review their map. This correction was done to the Mastermap on 24th October, with a note that it will be visible to all customers by 24th November, but some customers would get sight of it much earlier. I understand the LR get daily updates. <br> <br> My question is, if OS updated on 24th of October and the whole world can see the change by 24th November- when will you see it.<br> <br> I am desperately trying to exchange by 14th November (before the budget) but feel unable to push this through, as I don’t know when the LR will action the change … a variation, or a TP1, I don’t really care as long as the result is correct. If you really can’t work with what has already been sent and the (now) correct OS map, I need to know to manage my buyer’s expectations.<br> <br> My solicitor has chased it (it has been accepted as expedited) but the person dealing with it has said they have not seen the updated map. <br> <br> <br>

Hello Kate - I am sorry to read of the issues you are facing re the land/maps and more involved here<br> From an application perspective I can see that the casework team contacted the conveyancer on the 15th October to advise what was needed re additional information and amended paperwork. <br> The conveyancer's last response was on 10th October but that doesn't seem to match with what you are saying in your post - the case was expedited in September and the conveyancer replied/chased on 10th October but the ball appears to be in their court as we await more from them to respond in full to our request.<br> The request included a plan to be used in the TP1 as submitted and to provide a colour copy of the DS3 + plan supplied by the lender <br> Can you go back to your conveyancer and confirm receipt of our requests dated 15th October and ask them to respond as appropriate with the amended paperwork?<br> If something else is in play please ask them to get in touch direct to clarify<br> Let me know once done and I can follow up with the casework team in light of the urgency<br> NN408945

It is the one where you have asked us to …</p> <p>“To enable us to map correctly please use the plan supplied in our letter dated 30 September to highlight the land being transferred.</p> <p>Please ensure the amended plan is attached to your TP1 form and that the plan is signed by the required parties, and that panel 3 of the TP1 corresponds with the amended plan…”</p> <p>The map supplied on the 30th September is so out of proportion, that to use it to denote a transfer of land or the correct boundary would cause more problems than it solved. It is for this reason that I contacted the OS, who agreed with me and have changed their map. The new OS map now looks very like the ones supplied for the deed of rectification and the TP1 - unsurprising as we used a professionally drawn survey.</p> <p></p> <p>My solicitor called to discuss this on 27th October (after I had had confirmation that OS had updated the entry) but was told you hadn’t received the updated map yet, hence my question of how long it takes for you to get sight of it. I believe he’s chased this week too, but have not had it confirmed.</p> <p>To re-iterate, we cannot amend the paperwork to a map that is so wrong. When you have sight of the new OS map you will hopefully be able to use the current paperwork.</p> <p>I do have a copy of the new OS map, but it is for my sight only re copyright. Having seen the new entry, I’m confident in the already submitted TP1 and deed of rectification.</p> <p></p>

Please can you help as we are in a similiar situation  , the survey was completed two weeks ago and we still have not had a update which is now delaying exchange

Beverley - is it the same scenario or have you had OS visit to complete a report for us in support of an actual application to register land for example? What's the title number and our case (ABR) reference?<br> You may wish to start your own thread to keep Kate's clear for her concerns

Hello Adam,<br> <br> Thank you for passing this on to the casework team - especially if you do already have sight of the changed OS report.<br> <br> My original question stands re If OS updated on 24th of October and the whole world can see the change by 24th November- when will you see it.<br> <br> The current goal date to exchange is 14th November. From my side, having the LR entry corrected is the final piece of the jigsaw. Obviously, as I haven’t being chasing the chain others might have problems, so it may not happen even if we manage to sort this. However, I do not want to be the sort of person who gets everyone else to the table and then says sorry at the last minute. That is why I’m trying to get a time-frame. <br> <br> There must be a process for changes to OS and you hopefully know when changes OS make are visible to you. <br> <br> many thanks<br> Kate

<p>Hello Adam,</p> <p>Have you had an update from the caseworker?</p> <p>I really do need information regarding a timeline. I am about to have to pull the plug on the Exchange of this property and think the sale is less likely to completely fall through if I can at least state “but we should be able to progress by xxx”.</p> <p></p> <p>Everything I read says that the LR get daily updates from OS. Hello Kate - I have had a response to confirm the OS detail has been updated and appears to match the paperwork submitted. The casework team need to review the case as a whole to see if the issues raised are all now resolved<br> I have asked for a specific answer to the Q re time taken etc and await that response <br> Hopefully I will have a better update for you today<br> NN408945<br>
