Dear Land Registry, Would an expedited DS-1 or eDS-1 from Surrey County Council be quicker to clear the Legal Charge on our deeds SY645264 (nothing owing)? How likely would solicitors be to accept a transaction undertaking once you have received these applications at the Land Registry? Surrey County Council are due to submit on Monday next week. Dear Gary - if speed is needed then once submitted they should request expedition, yes. You'd need to ask a solicitor as to how likely they would be to accept but invariably any decision re exchange/completion for a buyer rests with any new mortgage lender Note that if the council apply to remove their charge by post and it is expedited you can expect processing to start within 10 days of expedition. Wider checks are then also needed that can take up to 3 weeks to complete. Please do speak to your own solicitor to confirm and to clarify.

Hi Adam, Thank you for your speedy reply. I have instructed our solicitors to request that Surrey CC submit an eDS-1 now. Whether SurreyCC can facilitate this, bearing in mind their rather rigid procedures, I suspect we will see early next week. Adam, please could you let me know when you see an e-DS-1 or an expedited DS-1 application for SY645264 on your systems? The information will certainly help me get an idea of potential timeframes. Hi Gary - they submitted their postal application on the 15th and it has been partially processed. Wider checks are underway with the council and those expire shortly after 8th June SY645264

Good morning Adam, Sorry to be contacting you again, but if I understand the procedure correctly, then only after all the wider checks have been completed would this then show as clear on the Deeds (SY645264) and the register. So, I think that means that the earliest that we could exchange contracts with our purchaser would be June 8th? Have I understood that correctly, Adam? Sorry to be tedious with this, Thank you Gary

Good Morning Gary - no apology necessary and that is correct re timescales but it would be shortly after the 8th as we have to check all contact channels for a response. It's a manual process. The timeline can be shortened if the council receive and respond to the checks sooner.
