Please can me and my partner joint proprietors remove a form LL we put in without the cost of a solicitor? Basically can we do this ourselves, we want to do a transfer of equity to each other and this is presenting an issue.

Ben E - you can apply to cancel the form LL restriction but you will also need to provide evidence to show that you have also complied with it. The wording of the restriction explains what's required and you will need a conveyancer to provide the certificate as stated although you can then make your own application

Please can that evidence be an ID1 form signed by a conveyancer.

Hi Ben - No. See the wording for the restriction which explains precisely what's required. If you had a conveyancer complete your identity verifications using forms ID1 then they maybe willing to also provide the required certificate

Ben - one application in form RX4 completed by both of you plus the required certificate(s) depending on whether the conveyancer does one each or a combined certificate

Ben - it's not a form but a certificate. The conveyancer would write you a certificate/letter that starts "I certify that ........" as appropriate

Good morning Adam please what's the timeline for titles to be updated once a new application to update the title is submitted and is there any proof of submission I can get from my solicitors to show they have submitted such to HM Land Registry to send to my bank.

Good Morning Ben - timelines will vary but you should expect to wait a few months at least. 
The solicitor can check using their own secure portal normally and if submitted quote you the title number, our case reference as well as an estimated completion date. And if there's an urgency they can request that it's expedited also to shorten the wait time
