Hello

We are looking to purchase a property which consists of 2 semi detached bungalows and ajoining land. Each bungalow has a separate title deed which includes a portion of the land, however one is solely owned by one individual and the other is owned solely by their sibling. The property has been valued and marketed as a single dwelling. We would be looking to purchase both and convert into a single dwelling. Our mortgage provider may require the titles are amalgamated. Can I confirm:
- this would not be possible prior to sale (I.e whilst the current owners are listed on the titles) as they are owned by two separate parties?
- if the titles are currently not registered, would land registry allow the titles to be amalgamated when registered as part of the sale?
- if the titles had to be registered separately as part of the sale, is it possible to request amalgamation after a purchase was completed in these circumstances?

Hello Rachel - no possible prior to sale for the reason stated
If unregistered then they would need to be registered in same names etc to enable amalgamation 
And yes re post-completion request but they have to be held in same capacity, same class of title and same tenure as well

Hi Adam, thanks for replying so soon. Just to clarify... if the titles are currently unregistered, we could have them amalgamated on registration as part of the sale? Or would  registration have to be done as part of the sale but amalgamation done separately post sale? (Both of these of course subject to the conditions you mention above)

Rachel M - you perhaps need to separate sale and purchase here for a better understanding.
If the properties are unregistered and in different ownerships then any application to register them for the first time would be two separate applications and amalgamation would not be possible as different ownerships exist.
The only way to register for the first time and amalgamate would be for one of them to transfer their property to the other and then the owner of both registers both and amalgamates also
The alternative is that you complete on two separate purchases/transfers, apply to register both and also request amalgamation
The key, it seems, and as already stated by yourself, is the mortgage offer/product. If it is a No to separate ownerships/titles then you need to get the sellers to resolve that issue and get the two properties amalgamated before you complete. Otherwise you need a different offer/product
