Good afternoon,

We are currently in the process of selling our flat and have discovered that the property has two titles. Our solicitors are unsure of the reason for this. Could you please clarify why this is the case and advise on the steps needed to rectify the situation? This issue is affecting our chances of selling the property.

For context, we initially purchased the flat under a shared ownership scheme and later staircased a few years ago.

Maria - so you bought SGL782911 in Nov 2022 and the shared ownership lease SGL788405 in Oct 2017. You remortgaged both titles/tenures in 2023. 
SGL788405 is in effect a sub-lease of SGL782911 so if the sub lease is no longer needed then you would need to apply to merge the two titles/tenures
