Title Plan Based of New Estate Layout Plan

We are in the process of buying a property for which the Title Plan is based on the proposed layout of the housing estate before it was built. A subsequent conveyance used a plan based on a later version of the layout plan. The fence lines now shown by the OS map are noticeably different to those on the pre-build diagrams; indeed some of the house locations are different to the pre-build layout plan. As far as we can tell the boundary features are as they were placed when the housing estate was completed and have not moved for around 20 years.
The maximum discrepancy between boundaries based on the title plan compared to the as mapped OS features is around 2m.
We seem to be faced with two options: 1) use the existing conveyance plan based on the registered title plan even though it is noticeably different to the situation on the ground; or 2) Use a conveyance plan based on the current OS map which will be different to the registered title plan.
If we adopt option 2 would it generate a requirement from the Land Registry to alter the title plan (which I believe would require neighbours to be notified and invited to object).

Paul - if the property is registered then you would be relying on the title plan. And if the title plan does not match the reality on the ground the seller's generally would be the ones to raise that with and they would then need to sort it out. It reads as if there are options but ones for you/your conveyancer to consider and decide upon with the help of the sellers.
If an application is made to correct the currently registered extent and it affected neighbouring titles then they would need to be involved as you suggest.
If the error was in the build/conveyancing then another option is to have land transferred to correct the error and to resolve the issue for each registered title.
The option to do nothing and simply complete based on the title/conveyancer plan wouldn't be the right one to go with unless that what you/your conveyancer decides of course
