Dear Sirs,

I have recently re-mortgaged my House. It's a free-hold, new house bought in 2019 directly from the builders.

While I was in the process of remortgaging, the conveyancer found out that there are 2 restrictions on my Land Registry Title; one of these comes from the Management company for the communal areas; the other one comes from the Builders.

Long story short, the Management company didn't reply to the conveyancers and the mortgage offer stopped; I had to stay with the current lender, more expensive, to avoid the variable rate.

I am able to provide you with the spefici text of the restrictions; the SK number is SK395630; I would like to know if there is a way to remove these restrictions after the mortgage has been fully paid, as I would be the sole legal owner of land and house, or if I will always have to be in touch with the builders and management company even if I decide to sell, extend, alter, rent the house to anyone.

Hello Marcello -  Our Practice Guide 19, particularly section 3.7.3 and 3.7.4, discuss our process and requirements for removal of restriction.    We would, however, suggest you seek legal advice first.
