Hi,

I'm in the process of buying a house and things have stalled because land registry information seems to be out of date.

This relates to 13a Nelson Road, LU7 3EE. The seller informed me the original title BD125099 (13 Nelson Road) was supposed to have been split into 13 and 13a back in October last year.

Please can you let me know if there's an application which is submitted or in progress, or any other info at all that might help.

Hi Ryan - an application to transfer part (split) of the title you refer to was submitted in December. The Transfer completed in October. It's currently waiting to be processed. The provisional new title for the transferred part (13) is BD360279
13A will be the address for the retained part it seems
If you are buying 13A then the conveyancer should request expedition of the pending application to hasten the process - Request an expedite - GOV.UK 
I'd recommend speaking to your conveyancer/the seller to arrange

Hi Adam, sorry to have to ask again but I have some serious doubts about the info we're getting from the seller's solicitors, especially as they were supposed to expedite this application way back in June...

Are you able to tell me if the application has been expedited and/or is now in progress?

Hi Ryan - it's not been expedited as yet hence my linking to the process in my previous post
I'll flag it with the casework team and ask them to expedite it now to get things moving sooner. Everything then depends on it being in order of course

Thank you for that. Sorry I missed the point of your last post, I didn't realise I could request an expedite myself, I thought this had to be done by the seller's solicitors but I guess i was wrong.

Ryan - ideally yes as they may have reason(s) not to request it but anyone can ask provided they have just reason to do so

Hi Adam, sorry to ask again but are you able to tell me if this application has had all the responses to enquiries that are needed and is waiting to be processed, or if there is still a query outstanding? This has been blocked for a while by a 3rd party and I'm having trouble getting updates. Thanks.

Hi Ryan - it's still with us and looks like we may have received a response to our original enquiry at the very end of Sept. I'll check with the casework team to see if they can offer me a bit more insight into next steps/timescales for you
