We are selling a house (freehold) with a separate leasehold garage.
The garage is underneath a coach house (SK282189) which is freehold but (I believe) doesn't own the garage freeholds.
Under the coach house are 3 garages, 1 for the flat and 2 for nearby houses.
We have a copy of a Lease for the garage from 2006 when the houses were new, this is in the name of the original purchasers - SK219201 and names Bovis Homes as the freeholder.
When we bought the house in 2014 the title for the garage was registered (SK277611) but there is no record of the lease being re-assigned to us. Is this original lease still valid - despite being in the previous owners name? can this lease be reassigned without it being re-issued?
Our buyers are asking for evidence of the freehold / insurance / and reassignment of the lease.
I have tried approaching Bovis with no luck.
Is there any way out of this?
Many thanks

Sue - your two titles are SK277587 (#16 Freehold) and SK277611 (Garage Leasehold) and both are in your name
The leasehold register will refer to the original 2006 lease as granted by Bovis to the original leaseholders/tenants. That doesn't change and when you bought both titles/tenures in 2016 that triggered the two titles/tenures to be updated to your joint names
SK219201 is the original developer title as owned by Bovis previously and out of which the various properties/garages were transferred.
