Hi, we are in possession of signed and certified lease and lease extension documents. However, when using the Land Registry document online service to check all documents, only the original lease (lease of 99 years from commencement date) was provided. However, the lease extension was 125 years from commencement date.

We are about to submit a request to transfer the lease. Please confirm if we provide the lease and lease extension documents as part of the application, that the transfer would cover both lease and lease extension up to the 125 years from the commencement date?

Feedback appreciated.

Thanks
Ian

Hi Ian - if the lease extension hasn't been registered then you would need to apply to register same. The Transfer would then come second in any submitted application

Hello,

Following up on this.

I am looking at a physical H M Land Registry document that IS the lease extension. The document is stamped with "Inland Revenue Produced" with a specific date of the document production in 1989 and referencing the Finance Act 1931.

This may suggest that Land Registry digital document repository may not be up to date as opposed to the lease extension not being registered?

How can this be checked?

In addition and in the event that the lease extension is not registered, what is the process and steps?

Thanks
Ian

Addendum, on the back of the lease extension document mentioned above, there is another HM Land Registry stamp which states "LEASEHOLD TITLE REGISTERED TITLE NUMBER" and then an actual title number. Again, this appears to have been correctly registered and as this is a public forum, I won't quote the title numbers here, but can do via a private form of communication.

Hello Ian - based on your addendum then the document has presumably been registered under the title number shown on the stamp. Please do use our contact form to submit any specific and private details plus your enquiry and the support team can assist
