URGENT - Incorrect Property Description

<p data-end=152 data-start=141>Hi there,</p> <p data-end=423 data-start=154>I’m in the process of buying a house with a <strong data-end=225 data-start=198>complex title situation</strong>. Our seller has been working with the <strong data-end=281 data-start=264>Land Registry</strong> for about eight weeks, resolving issues related to updated titles and requisitions, as the property was originally part of a larger estate.</p> <p data-end=669 data-start=425>It’s been a delicate process, and the seller has already expressed frustration with the delays and considered pulling out. We’ve been operating under the assumption that we could <strong data-end=666 data-start=604>exchange as soon as the Land Registry issues were resolved</strong>.</p> <p data-end=798 data-start=671>However, once we finally received the updated documents, our solicitor noticed a <strong data-end=795 data-start=752>discrepancy in the property description</strong>:</p> <ul data-end=1005 data-start=800> <li data-end=877 data-start=800> <p data-end=877 data-start=802><strong data-end=828 data-start=802>Title number ESX371152</strong> is listed as “Homestead” on the Land Registry.</p> </li> <li data-end=1005 data-start=878> <p data-end=1005 data-start=880>The <strong data-end=906 data-start=884>postal/PAF address</strong> and references in the deed transfer dated 23/07/2024 call the property “Tickerage Mill Cottage.”</p> </li> </ul> <p data-end=1157 data-start=1007>We are concerned that the transaction may fall through if we are required to <strong data-end=1125 data-start=1084>wait again for a Land Registry update</strong> to reconcile this difference.</p> <p data-end=1307 data-start=1159>Is there any way to <strong data-end=1222 data-start=1179>get this updated as a matter of urgency</strong>, or a practical workaround to allow the exchange to proceed without further delay?</p> <p data-end=1349 data-start=1309>Thank you in advance for any guidance.</p>

Hi Millicent - if there's a practical workaround to allow exchange then that's for the conveyancers involved to identify.<br> If there's been an 'error' in registering the land/property re the property description then they should report it asap and express the urgency involved <br> <a href="https://www.gov.uk/guidance/guidance-and-support-for-property-professionals#contact-form">Guidance and support for property professionals - GOV.UK</a><br>

Milly - they've applied to update the register re the property description. <br> They've then requested expedition so that will be approved shortly<br> Processing generally starts within a few days thereafter <br> <strong data-end="828" data-start="802">ESX371152</strong>
