How long will the expedition of the title deed take

Hi, I offered on a recently built apartment in Manchester last October but was told we couldn't complete until the title deed was sorted, In February I was told it had all been approved for expedition which from looking online I thought it would only take 10 working days, fast forward 2 months still nothing my lawyers aren't getting much from the sellers solicitor about why the hold up which is really frustrating me, it feels like this is just continuous and never going to go through.

Hi Oliver - expedition generally means processing starts within 10 days but it doesn't guarantee it can be completed. In this case there are numerous prior applications against the landlord's title and they will have 'priority' as submitted ahead of your own

Thanks so much for the info Adam, yes if there is anything from your end that could help that would be hugely appreciated as my tenancy expires start of May and mortgage offer runs out soon after that so just a bit worried I'm going to be stuck after already incurring a massive extra cost in Stamp Duty now that we are into April, as a first time buyer this has all put a lot of finical stress onto me.

Hi Oliver - the casework team contacted the conveyancer on 10th April as they need more information from them. They await a response
You'll need to contact the conveyancer to confirm and for an idea as to how quickly they hope to be able to respond

Hi Adam - I believe everything that was requested has been sent over by the sellers conveyancer. How long does the process normally take from now? Best, Ollie

Hi Oliver - our last request was dated 17th April after the conveyancer had replied to the original request. We've not had a further reply as yet
