Hi, Please can someone help me define 'boundaries' of a property for insurance.&#160; Its complicated as I have boundaries marked for my house and a separate boundary (joined together at a corner) for my separate garage in a block with the neighbours garages. It is opposite the back garden and the red line marked includes part of the shared access area.<br> <br> Insurance companies say they'll cover the garage if its withing my boundaries.&#160; Their legal team won't help me either.<br> <br> Thank you

Hi Wendy - from a legal ownership perspective whatever is within the red outline on your title plan is included in your title/ownership

Thanks Adam.&#160; Do the red lines indicate my boundaries then? There are two outlines joined at a corner.&#160; One insurance company said they wouldn't cover the garage, the other won't make that decision.&#160; They said it covered if its within my boundaries. Would a screenshot help?<br> &#160;

Wendy - the red outline indicates the registered extent/general boundaries.&#160;<br> It's the insurance company you need to convince it seems so what's the actual Q in full that they are asking?

They&#160; want me to decide if the garage is within my boundaries.&#160; It is marked in a red outline but is a separate outline to the main house and gardens - they touch in a corner.&#160;<br> <br> One company saw a screenshot of the deeds / plan and said no.&#160; The other won't commit or make a decision - told me to get legal advice from their legal helpline who told me to contact you.&#160;&#160;<br> &#160;

Wendy - ok well the obvious answer seems to be Yes. Have they asked for proof? And what's the title number?<br> From an ownership perspective the fact that the garage is within it's own red outline matters not. It simply means you own both the main property and garage.<br> I assume the insurance cover needs to know if it's a garage in a conventional sense and joined to the house or not and that's why there is uncertainty.<br> I would suggest saying Yes and then sharing the copy of the title plan with the insure/legal dept and they can decide if the insurance is the right one or not&nbsp;

Its reference H249360.<br> <br> I have offered to share it but one refused it and put the onus back on me, the other accepted it and still said no to cover! Which is why I need one to say yes.

Wendy - I have responded to your query in the absence of my colleague.&#160;<br> <br> The extent registered under title number HP249360 includes the land and property within the red edging.&#160; The property and the garage are both part of the same title.<br> <br> I hope this helps to clarify our position.&#160;<br> <br> &#160;

Thank you Nimish.&#160; Would you say that this is one or two boundaries?&#160; I need to confirm that the garage is within my boundaries and there is some confusion over this.

Wendy - How you or the insurance companies interpret the property is not something that we can comment or influence.&#160; From land registration perspective, the property and the garage, while not being continuous, are registered as part of a single title.&#160;&#160;<br> <br> If anyone were to question if the garage was part of the title for your property, then our answer would be yes, it is.&#160;<br> <br> Hope this helps to clarify our position.&#160;
