Does a 5 year commercial lease for a shop need to be registered with the Land Registry?  I don't understand why, the title to show ownership stays with me, the landlord.

Hello. Generally speaking, leases for a term of 7 years or less are not registerable, but there are a few exceptions. Our&#160;<a href="https://www.gov.uk/government/publications/leases-when-to-register/practice-guide-25-leases-when-to-register">Practice guide 25: leases - when to register - GOV.UK</a>&#160;gives more information. This guide is written for legal professionals who usually submit this type of application so may contain some unfamiliar terms.<br> <br> Section 5.3 of the guide refers to noting a lease on the superior title, but this is not compulsory.<br> <br> I hope this is helpful.
