Does a 5 year commercial lease for a shop need to be registered with the Land Registry?  I don't understand why, the title to show ownership stays with me, the landlord.

Hello. Generally speaking, leases for a term of 7 years or less are not registerable, but there are a few exceptions. Our Practice guide 25: leases - when to register - GOV.UK gives more information. This guide is written for legal professionals who usually submit this type of application so may contain some unfamiliar terms.

Section 5.3 of the guide refers to noting a lease on the superior title, but this is not compulsory.
