Charge Removal

I am looking for some help, we have had a charge removed from our title, but this is still pending with Land Registry and is now holding up a re-mortgage. It has been expedited but still nothing Is there anything we can do to progress this

Samantha - no, expedition gets the case to the processing start line. How quick the race is then often will depend on the type of application, how it has been submitted and often, in the case of a charge removal, what wider checks need to complete before the register is updated For example if the removal is by way of a paper form DS1 checks with the lender will be needed and they are given time (3 weeks) to respond.<br> From expedition to updated register could for example be a 5 week race in some cases

Samantha - no application against the first title but one against the second title. That's been processed and wider checks are underway with the lender. They have until end of May to respond. I imagine the application and supporting evidence submitted by the conveyancer should have been against both titles and not just the one. If so I would recommend that they look to resolve that by submitting a second application and form DS1 against the first title you quoted

Thanks - I have been notified today that the charge has now been removed can you please confirm this is the case and has the second title now been updated

Samantha - GR152842&nbsp; has been updated but still no application against GR179801

Thanks Adam I believe this was done on 19th May, is this now showing and is there an update on the status

Samantha - they have submitted a second application against both titles on 19th May. Whilst they have requested expedition they have done so on submission and not through the dedicated channel for such requests. As such it has only now been seen as a result of your own post on the forum. I will flag with colleagues to hasten the application as appropriate GR179801

Thanks Adam Your assistance has been much appreciated, if you can help push this though it would be great, for some reason our solicitors have made a complete mess of this transaction and we are now approaching the mortgage offer expiry so again if you can help at all it would be much appreciated

Samantha - it's been partially processed but a wider check is again required through contact with the outgoing lender. They have been served Notice yesterday and have until 16th June to respond to confirm all ok for example.
