commercial lease registration

Hi, I have a commercial lease that signed in 2020 but is still waiting to register onto Land Registry as my solictor told me there was heavy backlog in Land Registry. 

However, the lease signed was between my company and the previous landlord and he has already sold the shop to the new landlord. Our new landlord is not helpful and unwilling to give a consent letter (as the new landlord) to register our lease. Instead, he is increasing 50% of our rent and said unless we agree on this, he will not give consent to register our existing lease.

Please advise what can we do as a tenant we are so helpless in this situation being controlled by the landlord.
