Hi,

We are currently purchasing a house but there is a HMRC restriction on their land registry (issued by a court which is tax related)  that is delaying the process and we need to be completed before the new stamp duty laws change in April 

We are trying to find more information on how far the process is and how long it would take to get it removed as the solicitors will not proceed with the restriction still there.

Hi - lodged in October and waiting to be processed. If there's an urgency such as a confirmed purchase then a request to expedite it should be submitted - Request an expedite - GOV.UK

If you can satisfy the request criteria you can make the request.

Hi again,

We did the expedite form and got a reply the next day saying our form has been approved and is being passed on to the processing team. 
It also says "Please also note that it can take up to 10 working days for a response to a requisition to be considered."
Does this mean we would get a response what ever the situation is within 10 days?

​​​​​​We are getting quite desperate to get the restriction removed now as April deadline is only 6 weeks away and it seems HMRC haven't done anything yet since December.

Is there anything else we can do to move things along?

Hi Again - expedited on 4th, processed on 8th but we need more from the applicant. They have been contacted and we await their reply. The application form was incomplete and a key piece of supporting evidence missing. Hopefully they can confirm for you and advise when they hope to respond

Is that the applicant for the expedite? If so that is me and I haven't been contacted again yet with what is missing. Could you inform me on which piece of evidence is missing? Thankyou

The request was issued to the named applicant by 1st class post so may still be on it's way. 
I'd suggest you use the contact form to request details as appropriate so the support team can email you back

Good morning, it's gone past the 10 days now and we still haven't heard anything back. I also did a contact form but waiting to hear back from that too

Good Morning - the case was partially processed on the 8th Feb but we need more information. The casework team wrote out on that date and await a reply. 
I can't see any contact form entry from yourself/the applicant so assume someone else has been in touch or you've used a different email?
Those contacts have all been completed/solved so nothing pending - did you use another name/email and get an auto-response perhaps? The only one specifically referring to you by name dates from November

Your contact of the 18th Feb received an auto-response and as such nothing further will follow unless you reply asking for more for example.
The casework team wrote to Mrs Steele on the 8th Feb using the property address. The application form only referred to her
If Mrs Steele has not received the letter of the 8th Feb I would recommend that she uses the contact form to contact us with her specific details and an alternative postal address if the property is not the one to use. She should refer to and quote her email address so that they can match those details with the paperwork already lodged

Is the details from the expedite form I did, but I believe Mrs Steele also has done an expedite form (not sure what date though) which I'm guessing is why she's had a letter asking for more information. 

​​​​​​Are you able to confirm if the expedite form I did has all the correct information? Or because the owner has done one too it overwrites mine?

250203-4298218 was a request to expedite and a response issued confirming that had happened
Mrs Steele would have been sent the letter as only her details were provided on the form RX3 (application form) submitted. The form was incomplete in places hance my suggestion that she contacts us through the contact form as explained
Your contacts will not overwrite anything re the actual application unless Mrs Steele were to contact us asking us to do so

Thank you and we’ll contact her estate agent / solicitors to ask she fills it in and gets back to them. Is there anything else we can do as we’re the ones that will be losing out if this isn’t completed by April?

I don't follow as there's no solicitor acting and who is 'them"? - Mrs Steele submitted the form RX3. We wrote to her at the property address. She hasn't received that it seems. She should contact us with the specific details and ask us to reissue the request.
If a solicitor is now acting then suggest they get in touch and include a letter of authority from Mrs Steele to confirm that they now act for her

Mrs Steele doesn’t believe there is any outstanding debt and that the land registry title simply needs updating to show there is no money owed or restriction in place at the address. It has been 14 weeks now where we haven’t heard a thing from HMRC and we are starting to get very frustrated. HMRC need to look at the restriction and get it removed before anything can progress and Mrs Steele can get the correct information posted back

Good Afternoon - I do appreciate the frustration here but the ball is very much in Mrs Steele's court to resolve matters for you. We have explained in our letter of the 8th February what we require in order to update the register. 
We can't update the register based on her 'belief' or on HMRC's inaction 
As you are hoping to buy then I would recommend discussing the situation with your conveyancer
