Hi, we are currently waiting on an updated title plan to be able to purchase a property and this was expedited and due back last week on the 13th. The solicitor who logged it has advised there is still no update in the portal and there is a big backlog at land registry so we shouldn’t be concerned. Is there anything you can do to make sure the application is still waiting/isn’t stalled by anything we can resolve easily and also can you advise what the expected timeline could be? Our purchase hinges on it and we were meant to move in next week!

Hi Angelica - the info you have doesn't match with what I can see at our end as we are still waiting for the conveyancer to submit more information.
They were originally contacted on 12th April and although they responded on 2nd June it was a partial response
We contacted them again yesterday with a reminder of the outstanding issues and await their response

Thank you so much Adam, that's very frustrating as they reassured us it was all submitted and they were just waiting on LR's response! I will go back to them! So glad I checked and didn't just wait as they keep telling me to do. Can you see if the issues are going to be easily resolved or do I need to adjust my expectations if it'll take a while?

Angelica - how 'easy' things are to resolve is always tricky to gauge. Whilst the request is a simple one I suspect they will be reliant on the seller's conveyancer to assist and as such that can take time. The conveyancer will have a far better idea re responsiveness etc than I

Thanks so much Adam, that is really good for peace of mind. At least responsiveness is something I can hopefully chase a bit! Neither of the solicitors are mine  as I am buying the part of the plot that it is being split into, I believe this was logged by the buyers of the other half of the plot so it has been difficult to get direct updates going through so many parties. Fingers crossed, we can finally get some movement today!

Hi Adam, thank you again for all your help with this! I’ve heard back through the estate agent that the solicitor said this morning “Yes, a further requisition was raised yesterday which we responded to.” 

Is this reflected on your end?

Angelica - if they replied quickly then it could be in the mix and once linked to the case the casework team will review it and progress matters asap due to the EXP tag. I'll check with the team for an update

Hi Adam, we had this through Monday afternoon. This is further to their message on Thursday. We don’t have huge faith that these solicitors are responding properly to the requirements given you said they were all raised in April! Are you able to see if they have responded or if there is anything else outstanding? Sorry to keep chasing, but we were really needing to get this finalised in June so I’m a bit panicky that that won’t happen.

Thank you for your email.  The Land Registry raised a further requisition today which I have responded to today and I have asked them to confirm if they have everything they need, I await their response.

Hi Angelica - they have submitted another amendment to the Transfer as of yesterday and that is now on referral to the casework team to review
As it stands there's nothing outstanding but that can't be confirmed until the new Transfer is also checked
I'll ask again for an update on progress on that score
