Hello,

I am currently in the process of purchasing a house under title LN232421. The issue I am running into is that this title is currently not registered in the seller's name, which is preventing us from exchanging. I believe the seller's solicitor has put in a request to expedite this, but my understanding from a previous conversation with HMLR was that the solicitor has not responded to a couple requisitions sent in May. Unfortunately, the seller's solicitor representing them in this matter is different from the seller representing them with the sale, so we're finding it difficult to get answers into the nature of the delay.

Would it be possible to tell me if there are still requisitions are still outstanding on this matter? Or if at all possible, to understand how complex this case is?

We are at the top of a small chain and doing all we can to ensure it doesn't break, so any information would be helpful so we can better communicate with others and set some expectations (both for ourselves and others down the chain).

Hello Michael - the details you have are correct and the conveyancer has just responded to the request for more
Their reply will be referred to the casework team to consider and action as appropriate 
There are two other applications still pending as well re a further transfer and legal charge and they too need to be processed.
All 3 have been expedited so hopefully now that the conveyancer has replied things can proceed re updating the title in full

Morning Michael - we are still waiting for a full reply to our original request. We received a partial reply on the 9th and the casework team went back same day to explain what's still needed

Thank you for the info, Adam. I will continue to do what I can to put pressure on the right parties to get this resolved.

Is it possible to tell me if this is a particularly complex case? I'm just trying to get a sense of why this seems to be moving so slow from the conveyancer's side.

Michael - it doesn't appear to be a particularly complex request but they maybe reliant on a third party to provide certain details and that's where the delay can be stretched

Morning Adam - I wasn't planning on coming back for an update this quickly, but I was told yesterday that the conveyancer handling this case has now completed the last of the enquiries and this should be resolved.

Would you be able to check the status again on this matter? If there is still something outstanding I'd like to continue to press the relevant parties on my side. Again, thank you for being a clear line of communication about this matter, it's been beyond helpful.

Hi Adam, can I follow up and see if we've had any progress on LN232421? I've been told the outstanding certificate requested has been shared as of last Thursday 17th July.

Hi Michael - additional information was added to the case on the 18th and that's been referred to a senior officer to consider if it's sufficient to enable matters to proceed. It's expedite status means that will happen asap

Great to hear, thanks so much Adam. I'm tracking the title so I assume I'll get a notification if it has been updated, but I might follow up in a few days if nothing has updated. Hope that's okay and thank you again for all of your help.

Michael - the application submitted back in February has been completed and the register updated in the name of the Feb 2025 purchaser
There are then two more applications to update the register submitted in April and which need to be processed. They are also expedited so that will happen asap

That's great news, thank you Adam! I'm hoping these next two can be a bit more straightforward as now they sit directly with our vendor's solicitor. I really appreciate all of your help over the past couple of weeks on this.

Hi Adam, can I check if these next two applications are awaiting any outstanding information? Your help in the previous application helped us to get it resolved. Any timeline you might be able to share on these would be super helpful, as we're under pressure to exchange by end of next week and these are the final items holding us back.

Hi Michael - no issues have been raised as yet. They are on referral for a senior officer to consider next steps/if all in order
If they are both going to 'get done' before end of next week they will both have to be perfect
I'll ask the casework team to escalate matters and cross everything

Michael P - next one off the line has been done but the last one needs errors correcting on the paperwork as submitted. The casework team have gone back to them to explain. The last application involves the legal charge dated 31st March 2025
