The Information you hold would appear to be wrong, I have letters from the solicitor telling me they have delt with the registry yet your records say different and i need to get to the bottom of this problem. Can you assist ?

Jason - what information do we hold that's wrong?
The property is registered both freehold and leasehold and we've not had an application to update either for a number of years
K653745 - leasehold

Hi Adam, 8th January 2007 an application was submitted by Solicitors Hatten Wyatt, for the removal of the leasehold and a merged Freehold title instated in the names of Jason T Hoiles and Mandy Hodges as sole owners. Which the mortgage title deeds states.
I have already had correspondence with land registry whom have stated Freehold-K653745 and Leasehold K834858 titles, which differs to what you have stated above, and have already had an explanation from Land registry that they could have made the mistake and are not sure as to why the application had not been completed, as I have submitted to land registry a land registry headed form completed by the lease holder submitting there ownership and rights on the registry paperwork, so somewhere it has all gone a stray..
Kind regards
Jason Hoiles

Hi Alex
Something is severely amiss here excerpt from your previous email (An application was lodged on the 8 January 2007 against the freehold K653745 and leasehold K834858 titles. They were both cancelled on the 19 April 2007. ) It surely cannot have 2 cancellation dates, I feel a further investigation is required, this entire episode with the land registry is fraught with mistakes. I have been in correspondence with Adam Hookway where he has misquoted the title references.. Please can I get this escalated to get to a qualifying outcome.
Kind Regards
Jason Hoiles

Hi Adam
I was corresponding with a Alex by phone last week, he said he'd get back to me by Wednesday 23/07 with his findings, to which he did, please see below :

Enquiry Reference: 250717-4937054 Application Reference: U057KDH Title Number: K653745

Dear Customer

Further to my e mail of the 17 July 2025.

Your application was cancelled on 6 February 2007, because your solicitor failed to resolve outstanding matters. Unfortunately, we do not have details of the outstanding matters,

Yours faithfully

Alex
HM Land Registry

This response I replied to but he had written to me on a non return email address, so he never received it. I tried to mail my response on this forum please see above (Hi Alex, Something is severely amiss here) Would it be possible to get it to him or could someone please respond here..?
Kind regards
Jason Hoiles

Hi Jason - so Alex has explained how there was a single application submitted against the two titles back in 2007. But that was cancelled at the time and the merger did not happen.
I assume the 'amiss' aspect is around the merger not taking place, and if that's the case and merger is required, I would recommend making an application to request it now
As the leasehold title is subject to a mortgage your lender will need to be involved and they are likely to insist on a conveyancer being used
However if the above is not the issue then please use the contact form to raise an enquiry again - the previous one and the 'non return email address; you refer to was closed and the email not received as the system stated that you had used a different email address

Hi Adam

No the Amiss article is in Alex's first email he states that a application was made on 8th January 2007 but was then cancelled on the 19th April 2007, in his second email after he has presumably checked more records the cancellation date changes to the 6th February 2007 both dates presumably taken from your records which hold conflicting information and leaves me with some doubt as to any accuracies there off, as you can well imagen. All i want is to get to the facts of what happened in 2007. I am hounding the solicitors Hatten & Wyatt also, as i have paid them to do a service, but i need to be factually clear when I sue them..
Kind regards
Jason Hoiles

Jason - I will transpose your comments into an official enquiry and ask Alex/the support team to set out precisely what has happened re the two titles and the applications as submitted
That way you will have something official to refer to
I will email you to confirm and you can then respond as appropriate and/or wait for Alex/the support team to advise

Jason - actually I am too slow as I see you have raised your own enquiry today. I'll flag and add this detail to that record instead

Hi Adam

The land registry form submitted by the Vendor in 2007 attached..

Jason - if you can stick with the official contact you have made and your enquiry 250723-4958640 that will make the support team's efforts easier
We don't need the SDLT detail you have attached

Hi Adam
Could you please advise as to what I have to do to get a Leasehold removed, is it that I just have to send in a application ??
