removing a charge

Any help greatly appreciated! In process on buying a house that has a land registry charge on it for a lady to stay in the house until she died (no house claim or financial claim). She passed away 28 yrs ago and the new owners where unaware she had this charge written into the deeds. We have waited 6 months to try and get this resolved, rejected by land registry because nothing in writing to remove the charge when she passed away. Talking of taking this to court but dont understand what that requires or how it works?
