We are acting for a Lessee in negotiating a proposed Deed of Variation for a Flat Lease.<br> <br> The proposed variation involves:<br> (a) A change in the ground rent payable under the original Lease.<br> (b) A change of the rent review date in the original Lease.<br> <br> The Lessor and Management Company (both parties to the original Lease) declined to provide evidence of ID and inform us that this is not necessary on registration as neither the extent of the land or the term of the Lease has been varied.<br> <br> Our reading of Land Registry guidelines is that ID could be required for registration if there are &quot;substantial changes to the Lease&quot;.<br> <br> We should be grateful if you would clarify whether a Deed of Variation changing only the ground rent and the ground rent review dates - would require evidence of the parties ID on registration.<br> <br> Thank you for your assistance.

Barbara - I'm unsure as to what LR guidance you are referring to but our PG 67 explains when evidence of identity is required. See section 4 of&#160;<a href="https://www.gov.uk/government/publications/evidence-of-identity-conveyancers/practice-guide-67-evidence-of-identity-conveyancers#confirmation-of-identity-or-rule-17-identity">Practice guide 67: evidence of identity - GOV.UK</a><br> A Deed of variation of a lease re points a) and b) would not require identity verification on submission of the application&#160;
