How can I combine my 2 leases for the same property into one

I am living in a property that originally was 2 apartments merged to form one dwelling. The numbers on the property were 9 - 10. After I purchased the property and in recognition that it is a single dwelling and has been for some time, I changed the number (via my local council) to number 9. I now wish to merge the leases into one. Is form AP1 the correct form to use for this purpose?

Wnedy - if you want to change from two separate leases to just the one that's a matter for you and your landlord to deal with and resolve. If you want to amalgamate two separate leasehold titles into just the one leasehold title form AP1 can be used to request that. But if we do amalgamate the leasehold title will still refer to the two leases as they are both still in play. As such we might well refuse such a request as there's nothing gained from a registration perspective

I have sought advice for this from the governments leasehold Advisory service, who advised me to write to the landlord and ask for just the one lease. I got no reply and had to send a chasing letter. The landlord still hasn't replied, but the solicitor for the management company did and said that it is a decision for the management company. The management company however, say that it is beyond their remit and also informed me that we do not have a landlord as they passed everything over to the management company. The management company have also let the exterior of the property fall into a state of disrepair. As it stands at the minute, my maintenance fee has risen to £235 a month and they are now going to pass it over to an outside agency. If this occurs, I will have to pay the outside companies fees twice, and will be forced out of my home. .

Wendy - all noted and appreciated and so sorry to read of the issues you are facing. I would strongly advise you to seek legal advice/assistance to understand what legal rights you have as a leaseholder and how matters might be moved forward re one or two leases and the responsibilities that come with that.

Amalgamating two leasehold titles into just one won't resolve the matters you refer to. The two leases will still exist.
