lease registered which expires July 27.
Deed of surrender was completed in 2020 by leaseholder and freeholder but land registry not updated
To remove this now everywhere says that I need to submit with form ID1 which the former leaseholder wont do as she is very ill and doesnt want to.
I have a buyer for a new lease -is there any way that this new lease could be registered or the old one removed..
If it cant be done I will have to cancel the sale and wait until 2027 which is not great but better to get the facts now rather than months down the line

Claire - If you seek to register a new lease then the 'old one' will need to be dealt with/considered in some way. I imagine the buyer would want that resolved as well.
If the surrender is by way of a deed and fits our PG 67 section 4 guidance then we will need the identity verified. I'd suggest speaking to a conveyancer or seeing if the other party will consider having her identity verified using form ID3 as an alternative for example
