As above, we have a client who owns two titles one which is burdened with restrictive covenant and  they own other neighbouring title has benefit of restrictive covenant as a successor in title. Can they enter a Deed of unilateral release? They are looking to sell the burden title and would prefer covenant cleared prior?

Amit - you can apply to release/remove the restrictive covenant(s) using form AP1 and supporting evidence to demonstrate how released, The key considerations will be does the person releasing the covenant own the benefiting land
