Unregistered Land

Good morning , I hope I've found the correct area to ask. 

 I'm in the middle of purchasing a property that comprises two parts and one of the parts does not appear to be registered even though it's been in the vendors possession for over 20 years. Should I be worried ? And could you suggest the best way forward with the purchase please ?
