Hello i hope someone can help me, i am preparing to submit a claim for adverse possesion.<br> As regards my ID can i have my D/L copied, stamped and verified by my bank.<br> if the claim is contested i will be engaging legal services so i could get it verified again at a later stage if need be.<br> if the claim is not contested i would not need legal services.<br> <br> i am capable of doing the paperwork in the first instance wthout a solicitor<br> <br> Thank you

Hello Sue - there is no identity verification required by us when making a claim as to ownership using form ADV1

<p>hello me again</p> <p>this is taking over my life, i have just read in the pratice guides 'if the application applies to part of the land it must exhibit a plan enabling it to be identified on an OS Map.</p> <p>Geography was not my forte, but i am capable of drafting a detailed plan&#160;with measurements,&#160;indicating North etc and outling the area clearly.</p> <p>would this be acceptable? i understand if your hands are tied</p> <p>SD</p> <p></p>

<p>Hello&#160;</p> <p>i really don't want to be a pest, but i cannot jusitfy &#160;solicitors fees for filling in a form.</p> <p>What sections&#160;of my ADV1&#160;would have to erroneous for it to be rejected. I can check these sections multiple times before submission. i am trying very hard for it to be spot on.</p> <p>also (i think you wont be able to answer this but hey ho)</p> <p>i have had &#160;adverse possession since 2006 and still have, however my neighbout tried to bully me on feb 8th&#160;and just came into my garden to erect a new fence. This was only for about 2 hours until i came home and stopped it. i am unsure which date to put on the form as this strip is still my garden, and my ADP was interrupted not ended.</p> <p>Thank you again for any help</p> <p>Sue</p> <p></p> <p></p>

Hi Sue - our PG 40 sup 2 explains what quality of plan is required for specific types of application -&#160;<a href="https://www.gov.uk/government/publications/preparing-plans-for-land-registry-applications">Preparing plans for HM Land Registry applications (PG40s2) - GOV.UK</a>&#160;<br> Whilst I understand the need to save money the law re such claims is a very complex one and legal advice is highly recommended to ensure you get things right legally as that comes before getting the application itself right.<br> I imagine you claim would start from 2006 but your 'facts' need to support that period of time as appropriate.&#160;<br> Please do consider taking legal advice/assistance especially as your neighbour is now disputing your claim/the ownership of the land&#160;

Hello - i have further queries<br> i have contacted a solicitor but they have only 2 speeds go slow and stop. I got an estimate of cost asked a question A week ago and as yet no reply<br> i have been talking to a helpful lady regarding the plotting of this slither of garden on an enlarged OS map to suit the LR requirements<br> the dimensions are (approx) 30ft long and 5 inches one end and (approx) 10 inches the other.<br> the lady at the mapping company said this maybe unsuitable for adverse possession due to the size, and could i go along the determined boundary route, alas i doubt this would be agreeable to my neighbour<br> i am happy to continue with the professional mapping people (partnered with OS) as i just want closure<br> if it can be seen on an enlarged OS map and the paperwork is all good will it be accepted even tho it is small area<br> yes the solicitor is a good idea but i think i will get one if he contests my claim ( £3000 to check my paper work seems a bit of a mickey take)<br> i will start my claim 2006 and end it feb 2025 when bullying was tried<br> Thank you

&amp;lt;p&amp;gt;Hello&amp;lt;/p&amp;gt; &amp;lt;p&amp;gt;I have an architect doing the plan from an OS Map on a large scale as it is a thin slither of garden.&amp;lt;/p&amp;gt; &amp;lt;p&amp;gt;He is happy to send all the documents via email for me as i am not very technical&amp;lt;/p&amp;gt; &amp;lt;p&amp;gt;Would he need a reference, also i was going to send a cheque for the fee. Would the cheque the reference and my application all find each other.&amp;lt;/p&amp;gt; &amp;lt;p&amp;gt;i can transfer the fee from my bank branch but again need a reference&amp;lt;/p&amp;gt; &amp;lt;p&amp;gt;Thank you SD&amp;lt;/p&amp;gt;<br> <br> As regards the above post and the solicitor, they still havent responded to my email, this says a lot for their work ethic.<br> Solicitors generally do not seem interested in this type of work

Sue - you should submit the application plus fee together. Ensure all attached and included in a single envelope. Cheque made payable to HM Land Registry.&#160;<br> Ensure you complete the application form with your name and address and contact number/email as well

Hello Sue - you don't need to send us a copy of any registered title involved - I'm guessing that's what you mean by title deeds here hence the 'daft' comment by your friend

Sue - there's no direct link between the courts and ourselves re such matters so no, nothing gets linked up as you put it.<br> It's legal advice you need re any court process/defence and what you should do/include
