Hi all
I’m looking for advice (many google advisors out there but I would like real life advice)

A plot of land which is not looked after with hedges and access via an unlocked gate, I looked on the land register and says no information held, I drive passed the land daily and have done for over a year and it’s more overgrown.

With no registered owner can I claim possession? Ie adverse possession, place ‘private property’ signs and occupy the land showing that I use it?

How would I fill in DL1 and FR1 forms myself correctly

  all advice greatly appreciate

Hi Mark - there is no 'All' here in the way you might expect with a public forum. If you are looking for wider forum commentary then sites such as Garden Law can be useful resources
Land is always owned whether it is registered or not - a claim as to ownership is based on 'adverse possession'. The legal requirements are the same but the registration ones can vary - see PGs 4 and 5 for the latter
Land registration: Practice guides - GOV.UK
It's legal advice you need here to understand the complexities of the law re such claims and how you might be able to take possession of the land over a period of time. So far it seems you have done nothing to take possession of the land so form-filling is a long way off it seems

I haven’t done anything yet to ‘take possession’

I would like to start by locking it off via chain and padlock then private property signs and see if anyone objects or questions then use the land for my sole use
I didn’t want to cause any conflict if someone does ‘own’ it
I understand that the form filling is a long way off

Mark - understood and appreciated and please do seek legal advice to ensure that what you do does in fact then start to fulfil the legal requirements to then make a claim as to ownership through adverse possession
Someone will own it but if unregistered we don't know who that is. Starting to take possession, through adding a lock, occupying/maintaining the land etc is often a sure way to attract attention and one of the basic tenets re the law protecting the landowner. "Oi get off my land" may then follow. If it doesn't and you satisfy the legal requirements re taking possession as explained then the form-filling follows
