How do I get proof of first registration? When the land was bought from the king in 1931 the register doesn’t have the original deed or a certified copy or an examined abstract thereof. But should this be a problem when selling anyway as the property has been sold several times through the years. My solicitor wants us to pay for a £200 indemnity insurance policy to cover this lack of first registration. Robina Sa

Robina - proof of legal ownership lies with the registered title. I assume, from the details shared, the title is registered but it refers to a deed that we did not have sight of when registration first took place.
The indemnity policy your conveyancer is referring to is standard in such cases as it's the lack of the deed, not registration, that some buyers will see as a risk to insure against
