I represent a potential organisation whose members own land plots worth nothing because the scammers took the money and fled.  Each plot is in the midst of maybe 300 or more similar plots that are unsaleable, because there cannot be a "willing Buyer" who would want to buy an inaccessible plot.
Each member is willing to transfer their plot into the co-operative and to invite other plotholders to join in also.  They will "sell" their plot in exchange for shares in "Recoveryplot" Ltd. The shares will have a nominal value of £500.
At one time, HM Land Registry did not require a valuation if the transfer value was under £6,000.  Does this still apply?
Would such a transfer normally be exempt from ID requirements also?
As the plots are essentially valueless, and will remain so unless we have "a goodly number" of acceptances.  But no plot owner is going to spend money on a valuation or an ID, as they will know that this would put off many others.
We cannot start this project if we know it is going to be scuppered by HMLR rules.  SG 26/01/2025

Stuart - the exemption re £6K value and identity requirements still exists - see PG 67 section 4.1 for guidance
