I applied last September (2023) and still I have not heard anything, is that normal?  Any idea on timescales for a compulsory application, is there any way of checking progress.

Andy - yes, very normal as we do have a backlog of this type of work and you should expect at least a 14 month wait before processing starts on a first registration. 
Did you get a postal acknowledgement of receipt? If not what's the postal address of the property

Wait times re processing are on average around 14 months currently so a long wait still. We will contact you as appropriate when processing starts/completes
I suspect you didn't get a postal acknowledgement either because the form FR1 was incomplete re re panel 7 or the post failed

Hi Adam, I have looked at Question / Panel 7 on the FR1, I must must be missing something as it looks ok to me??
Can't paste in the info.

Andy - it's probably a moot point but there's no name or postal address included and acknowledgements are sent to a name and postal address only. That's done on receipt by an external organisation who then scan the paperwork etc
It's moot now as you now know we received it and likely timescale

Hi Adam,  re the timescales to 1st register 23 Greenland Rd, BN13 2RR, my mother has been diagnosed as terminally ill with weeks / months to live by the hospital doctors.

I don't think the change over of names from my Dads to my Mums will happen in the advised timeframe.

Can I still sell the house before the name change?

The house passed to my mum on my dads death through the will would that be enough to be able to sell?

Hi Andy - sorry to read of the very sad news. Whether a buyer is willing to complete on a purchase is very much up to them. The property can certainly be marketed and sold but up to what stage all depends on the buyer, not us.
If your Dad was the sole legal owner then probate is required and his executor(s) can then deal with the estate including the property.
This is the online guidance you should be referring to with regards an application to transfer the ownership of an unregistered property to the beneficiary - have you done as guided?
If you have and there is now an urgency then you can request expedition to reduce the remaining wait time.

Hi Adam

My mother passed away on the 3rd June, so in the process of getting details and info for Probate, depends how long that takes, poss 3 months. I am panicking as i thought I had the deeds but I would have sent them off with the application for the name change wouldn't I , it was a while ago??

Will look at the online guidence and see if I can request expedition on the case.

Hi Adam

A strange one, my late mother address in Worthing is being used as the address to send 1st Registaration. I only found this when a rather large lot of documents address to my late mothers address arrived. It was post by a firm in London asking for 1st Registartion on some Industrail Units in Newcastle, the firm thought they were sending to the Croydon office but was delivered to a residentail house in little old Worthing.

Can you check this address is removed.

Hi Andy - which address please and removed from where? 
Our standard addresses are shown online. If they've sent the packet to the wrong address then I would suggest returning it to them as appropriate with "Not at this address"

Hi Adam this strange case of Solicitors sending all sorts of paperwork for registring land happened again a few weeks ago, I contacted the office concerned and they just me to return the large envelope, how do they see the address and think a private address is HM Land Registry??

Hi, 

 I am writing to ask for any help on what to do, Both my wife bought I property at worthing, It is an end of terrace house. The property has a rear access that my next door neighbour can pass through my property , it was existing when we purchased the property . As my family is needing some space we plan to extend the rear of the house with a conservatory. My question is can we apply to close the right of way. Since it is not often used in a year there was only one instance that my neighbour used it. The original land register was paper states that my neighbour has a right to pass and repass. It was ratified in 1987.The previous owners did not do any action on it. We had tried over the years to inquire on the process to close it but we wereput on dead ends.It is causing a lot of stress for me and my wife as we could not proceed to do any developments with the property .Could anyone give us advise on what to do?
