Hi, 
We purchased an old property at auction with a large garden in 2023, we have since restored the cottage & split the garden in two having obtained Outline Planning for a pair of bungalows with access in the bottom half of that garden. We are now progressing to sell the land with the planning permission, but we will retain the cottage. What is the process of splitting off the building land from the cottage?

Hi Steve - you don't split it before selling as the purchase will cause the title to split when the buyer applies to register their purchase/transfer of part
