Title number: LA532221


I bought the above property, completing on 1st November, 2024 (I attach letter confirming completion from my solicitor).

I have just purchased a copy of the title deeds for the property and find that the deeds are in the name of the previous owner.  Is this delay normal?

I now need to prove my ownership of the property but cannot do so because of this.

Can this be expedited?

Mike - we don't yet have an application to register your ownership. We need that first and then you/the conveyancer can request expedition

Adam,

My conveyancer has just informed me of the following:

"We are yet to receive a copy of the sellers TR1, without which we cannot submit our application. We have chased this, again, this afternoon.
 
You position remains protected by way of an OS1."

Is this a cause for concern?

Mike - no as it can happen in the conveyancing process. The OS1 referred to is a Priority Official Search that effectively 'freezes' a registered title for 30 days. They are used to protect specific transactions, such as a Transfer/Purchase.
The priority period lasts until 24th January

I  completed on the purchase 1st November 2024, well over 30 days ago.

Mike - understood but the timings of such searches and submission of the actual application are all matters for your conveyancer.
If you completed on 1st November then they will have submitted an earlier OS1 as well to protect the purchase
The main thing is you remain protected and next step is their lodging the actual application to update the register
