Good morning

My parents jointly purchased a plot of land from the District Council in 1983 and built a property. My Dad died in 2013 and my Mum become sole owner. My Mum has recently died. My Sister and I still live in the property, we are the executors to Mum's will and we are also the beneficiaries to the property. It is unregistered.

I understand from reading the guidance that once we have the Grant of Probate we are required to complete a compulsory first registration and then assent the property to ourselves. We are looking to complete FR1, DL, AS1 and either ID1 or ID3.

My first question is whether it is also requirement to complete a K15 Land Searches form please? If we do have to complete this, do we need to include my Dad, Mum and both mine and my Sisters names please?

My second question is whether we are able to take the completed forms and documents to a Land Registry office to hand them in and to complete an identification check of our verification documents (ID1 or ID3).

Good Afternoon Ali - I'm sorry to read of your recent loss
Our PG 1 explains what's required when making an application for first registration. Which land charges are required is explained in section 4.4.5 - First registrations (PG1) - GOV.UK
You'll see from the guidance that you need searches completed for both parents and personal reps
It is a postal only application so not one you can hand deliver.
And we don't verify identities but please refer to PG 67 with regards when you need to have your identities verified using form ID1 or ID3 as appropriate - Evidence of identity (PG67) - GOV.UK
