Hi, 
I'm hoping for some guidance on the correct steps for updating owner ship on my deceased parents property.  My father predeceased my mother by some 15 years - no change of title was done as the property passed to her.  She died in 2020 with a will, but with three daughters.  We completed the probate process and are joint administrators.

The property deeds are still sitting with the solicitor who dealt with the conveyancing on some land and subsequent end of the mortgage and a charge on the property - that was completed around 2011.  We need to share the Administration documents with them so they release the paperwork.  

My main concern is how to now progress the update of the title to show myself and my sisters as registered owners.  This seemed clear cut - AS1 to be completed, however the property has not been registered.  Do were therefore need to complete the FR1 form - and if so, can this be directly into our names?  or do we have to follow the history of our Father / Mother to our Mother to us?

I also see there is a DL form - is this needed as well?

Any Advice would be appreciated.

Hi Rosemary - I am sorry to read of your losses. Forms FR1/DL deal with the first registration aspect and form AS1 can be used by the Executors for your late Mother, as the surviving joint owner, to transfer the legal ownership to the beneficiaries as appropriate.
You'll need to also include a certified copy of your late Father's death certificate as well as the forms and more as explained in our online assisted guidance - HMLR Guide Page  · HM Land Registry
