First registration - small land on the edge of our purchase

Hi, <br> <br> We have been informed that a small area of the property we are trying to purchase is not registered despite this being within the believed boundary of the previous property for over 60 years. Our sellers solicitor has been advised to apply for a 'First Registration' which has been done and an expedited request has also been put in place. <br> <br> I am chasing the case number but the address is No 2, NR10 3TD. Would you please be able to review/advise on the timeframe we can expect to be waiting for a decision on this please as we cannot seem to even get a rough estimate from solicitors. <br> <br> Any help would be appreciated. <br> <br> Amy

Hi Amy - that post code isn't recognised. Do you mean 3RD perhaps?<br> If you do then no application as yet so do ask the conveyancer to confirm title number and our (ABR) reference - if they don;t have that then they have yet to submit their application

Hi Adam<br> <br> ABR Number is MF5743B ( I believe)<br> <br> This relates to the historic purchase of No 42 NR10 3PJ so may be under this address - the new development on this land may not have been registered through yet. <br> <br> Thanks for looking into this!

Hi Amy - many thanks. So a complicated jigsaw puzzle it seems but one which is moving forward.<br> Looks like we responded to the enquiry/request under the reference you've now quoted and the conveyancer has submitted an application for first registration (FR) yesterday and that has been expedited.<br> Normally the second stage would be to ask for a site visit/survey to be undertaken by Ordnance Survey but it appears that won;t be necessary, which saves time.<br> However wider checks will be needed before any additional land can be registered. Those wider checks will involve contacting a number of adjoining land/property owners to see if they consent/object. They will be given time to do that, usually 3 weeks.<br> I suggest you make a note to post again at the end of the week and I can then update you hopefully re expected timescale from there if the wider checks have begun. <br> NK538941

Hi Amy - the wider checks I referred to are now underway and the seller's conveyancer is aware. Those wider checks don;t expire until after1 2th September. They can be dealt with sooner if all the recipients respond correctly, positively and within that timeframe<br> If anyone objects then the delay will be longer whilst that's resolved. Impossible to offer a timescale on that as much will depend on the terms of their objection and what that triggers re more checks/communication with conveyancer etc etc<br> If you are expecting someone to object then you should be prepared for a much longer wait than mid September<br> NK538941

Hi Amy - the application will be reviewed again by a senior technician to confirm final steps/required register entries and then completed.<br> That should happen early next week and I have flagged the expiry of the checks with the casework team to see if they can assist with a timely completion of the process<br> NK538941

<p>Amy - apologies for not being clearer. When an application is completed the registered information is available online instantly and the conveyancer who applied is notified as you state.</p>
