Executor role

I am the Executor for my late mother's estate. I have obtained a Grant of Probate and the effect of the will is to split the property between myself (2 parts) and my niece and nephew (1 part each). We are all agreed that we wish to sell the house do I need to register all of us on the deeds or can I sign for the sale in my role as executor?

Graham - a buyer will usually be happy to deal direct with the executor so yo9u don;t have to update the register before selling
