How do I find out if there are any restrictions in the proprietorship register (B register) for my leasehold property?

If there are restrictions which inhibit change of ownership, what can I do about it?

Simon - check the register online - Search for land and property information - GOV.UK

Hello Adam,

Thanks for the reply. I've downloaded the title register but I can't find what I need.

I'm selling my flat and the buyers solicitors have stated:

"There is a restriction against title at Land Registry (which is common) preventing any sale from being registered without a certificate from the Management Company confirming their relevant requirements have been satisfied. This means that, if we are unable to satisfy their requirements, it is not only a breach of the leasehold covenants we’d be facing, we would also be unable to register the transfer at Land Registry."

There is nothing in the title that indicates this.  The title is MS576693, attached

Hello Adam,

I think I've found it: 3 2010-09-07 The Lease prohibits or restricts alienation.

Regards,
Simon

Hello Simon - there is no restriction on the register as you state. The 'alienation clause' is something different as that's all about you not being able to sublet a part of the property for example
The restriction your conveyancer is referring to is I suspect within the actual lease as well but for whatever reason no application was made to register it on the title. The lease and it's contents are still enforceable so best to rely on your conveyancer here

Thanks very much Adam. At a very stressful time, that has been really useful.
