Can a solicitor acting on my behalf lodge voluntary 1st registration applications made up of certified copies of deeds and documents as i am reluctant to let them send the originals in the post.  If so, I understand that this will change next month [October], what is the actual date that HM LR will no longer accept these applications without original docs and deeds.

Dear John

We can currently accept a voluntary first registration application from a conveyancer using copy deeds only.  Please see Practice Guide 1 section 4.4.4.1 Applications lodged by conveyancers - acceptance of certified copy deeds. https://www.gov.uk/government/publications/first-registrations/practice-guide-1-first-registrations#lodging-applications-for-first-registration

The date of the change will be 1st of October 2024.

Many thanks for your prompt reply.
Two weeks ago I commissioned a conveyancer to lodge an application for voluntary 1st registration requesting that the application with certified copy deeds must be lodged before the deadline 30/9/24.  Today I have been informed that before the application can be made they are awaiting a search with HM LR and this is the reason for the delay.  I cannot find in the Practice Guide where a "search" has to be made before a voluntary 1st registration application can be accepted by HM LR.  Is this correct?
Also is there still a 25% discount for voluntary 1st registrations.

Regards,
John.

John - there are 'searches' which can be made but best to confirm with them what type it is. If it's a search of the index map to confirm the land is not registered then these are generally completed within a few days.
There is still the discount for voluntary first registrations, yes

Thank you Adam,

It was a land charges search, does this take very long to complete? Will HM LR reject the application without this search attached to the application, bearing in mind this is a voluntary 1st registration.
I was informed application was sent Friday next day delivery, how long does it take for the initial quality checks to be made, I;m worried it will be rejected or deadline date missed.  How would I know the application was accepted or not.  If accepted how long before a reference number is allocated to check the progress in future.

Regards

John
