I have a Client who entered into a Transfer of Part back in 2022. He has photos of the Transfer but unfortunately neither he nor his neighbour can find the original. Can I simply draft a Statement of Truth for each of them to sign confirming that this is a true copy of the original which has unfortunately been mislaid? Would the Land Registry accept the photos of the original Transfer as opposed to the original Transfer? The photos are good quality and the wording is very legible.

Laura - I would be very surprised if we did as logic tells us that they can just as easily do a new Transfer if they've lost the other one.
But as with all things until the application is made and the evidence considered on merit we can't be definitive.
My experience though would point towards us requesting a fresh Transfer is drawn up and executed/submitted thouigh as both parties are availabkle to do that
