I have an apartment that comes with a designated garage in the basement of the same building. In the second part of the deed, the garage number, lease duration, and service charge are mentioned separately. The building management also issues a separate service charge bill for the garage. My question is, can I separate the garage from the flat, sell the flat, and keep the garage?

Farid - From registration perspective there is nothing to prevent you doing so, but you need to speak to your legal advisor to see if your lease allows you to do so or not.  If you have a mortgage then you should also check with your lender.
